Welcome back to the Ski Summit Real Estate Show — Episode 105! I'm Matt Dayton, your local mountain-loving real estate guide, and today we've got a packed episode covering what it's like to invest in Summit County. Whether you're eyeing a Breckenridge condo or just want to keep up with market trends, you’re in the right place.
Local Mountain News
Big news! Summit County is getting close to opening a waitlist for short-term rental (STR) licenses, especially in the Upper and Lower Blue Basins. That’s a huge shift and one that opens the door for future STR investors to start making moves again. We also touch on a new vacancy tax proposal in Steamboat Springs — a bold move other Colorado towns may be watching closely.
Town & County Manager Forum Recap
I recently attended the Town & County Manager Forum, fueled by coffee, oatmeal, and some killer breakfast burritos. The main takeaways? A lot of familiar concerns: housing shortages, declining tax revenue (down 2–9%), and local business support. Silverthorne’s expanding their rec center, and Summit County is improving safety systems — wildfire readiness and emergency alerts are top of mind. And here’s a win: Keystone is NOT adding new STR restrictions as they prioritize community growth.
Market in a Minute
Quick hit market update:
Inventory is flat
Median prices are up 7.4%, and average sale price is skewed up 19% from luxury sales
Days on market have jumped to 64 (up 146%!) All signs point to a steady, possibly rising market — especially if inventory stays low.
Listing of the Week
This week’s featured listing is a Gold Camp II Condo in Breck — 2 bed, 1 bath for $619K. It's cozy, clean, and in an amazing location right near the Nordic Center and ski shuttle. STR licenses might be tricky, but it’s a solid mountain base.
Bonus Listings
We toured two more incredible listings this week:
A Highlands Riverfront duplex – over 3,000 sq ft on the Blue River with stunning views (~$2.775M)
A $5M luxury home – nearly 4,000 sq ft, full of sleek finishes, barn wood charm, and California-style indoor/outdoor vibes
